Designing the first Build to Rent homes for John Lewis Partnership

Overview

Assael has been working with the John Lewis Partnership (JLP) to redevelop a key site in Bromley South town centre as the first Build to Rent development in their portfolio.

The vision for this Built to Rent development in Bromley South was to improve the existing Waitrose store, and improve upon the public realm and pedestrian experience, by delivering 340 high-quality, energy-efficient homes that are sustainable and in a well-connected location.

The development secured planning approval in July of 2024, and will deliver new homes across three residential buildings that are positioned above the existing Waitrose store and car park. The developed design includes improved pedestrian and cycle movement through the site, culminating in two new significant areas of public realm with space for events and play. Active uses such as a café and the Waitrose store entrance surround these external spaces and lead to impressive residential areas above.

The site which is closely located to the Bromley South Station encourages residents to use public transport links and bicycle movement by implementing zero car parking spaces to promote sustainable travel.
