This development will revitalise one of the last underutilised sites in Nine Elms to deliver new homes, business incubator space, and a greatly improved public realm which consolidates important linkages between surrounding estates, Linear Park, Prospect Park, the future Battersea underground station, existing communities and the iconic Battersea Power Station.

Located in the Vauxhall Nine Elms Battersea Opportunity Area, this mixed-use development comprises a collection of five buildings which run along the access route into the New Covent Garden Market and encourage permeability through the site. Key routes have been established to connect the surrounding neighbourhoods, approved developments and future parks, and will be activated at ground floor with affordable business space and restaurants. Particular emphasis has been put on pedestrian movement and connections to schools and transport links, with a new neighbourhood park and walking route through the centre of the site. Two prominent buildings along Battersea Park Road provide the wayfinder to the Linear Park and future underground station, one rising north towards the river and Battersea Power Station, the other rising south to link in with the increasing height towards the railway line.

The 307 new homes, including 77 affordable which will be delivered in the first phase, are accommodated above the ‘incubator’ units which have been designed to target SMEs, such as creative start-ups. Complementing the surrounding commercial offering and assisting small businesses to staircase up to the nearby Battersea Power Station, these spaces will be fully fitted out and offered at a subsidised rent for a period of five years to incentive occupation and remove common barriers to entry for small enterprises.

Distinctive architecture combines dramatic forms with a stone wrap that is punctuated with gold feature cut out details. Metal railings are combined with perforated gold metal balcony soffits and gold window frames to ensure these ‘cut-out’ designs are visualised as a cohesive ensemble when viewed from any location on the site.
