Overview

This large, mixed-use project transforms an underused site – currently occupied by B&Q and a shared car park with Ikea and Odeon – into new homes alongside a mix of shops, cafés, and local amenities with a Central Square and raised garden planters.

The proposals brought forward by Weybourne and designed by Assael, will deliver 1,251 high-quality new homes – 35% of which will be affordable – alongside a vibrant new public square, commercial spaces and communal gardens. Improvements to pedestrian and cycling infrastructure, along with upgraded bus routes, will strengthen links with the neighbouring Greenwich Millennium Village, helping to create a more integrated, accessible, and resilient community.

At the heart of the development lies the Central Square, envisioned as a vibrant community hub, animated by shops, cafés, and local amenities. A community pavilion fronts an oval shaped lawned garden, playground and water feature offering generous space for socialising, events, and everyday gathering. Raised public gardens flows into the square, creating a layered and engaging green landscape. A sweeping ‘ribbon’ pathway weaves through the space, linking the square with surrounding neighbourhood streets and the podium garden, designed to be fully accessible to both residents and the wider public.

The scheme draws inspiration from the Victorian homes of Westcombe Park. A predominantly brick material palette, featuring warm red, buff, and pale tones, reflects the surrounding context, while complementary accent materials add depth and richness.
