Overview

Rooted in placemaking and inspired by Melton Mowbray’s architectural heritage, Snow Hill will deliver 298 homes with a distinctive identity that respects heritage and enhances the public realm.

Snow Hill is set on a brownfield site formerly occupied by JELD-WEN manufacturers and will introduce 298 high-quality homes to Melton Mowbray. Each is thoughtfully designed to complement and reference the character of the historic town centre.

The architectural language is shaped by a carefully curated material palette, featuring two complementary red brick tones, along with distinctive ‘hit-and-miss’ brickwork, arched entrances, and soldier course headers. These details draw inspiration from the area’s historic buildings, blending contemporary design with local character.

A new network of pedestrian, cycle, and vehicle routes will enhance connectivity across the site – linking to local schools, the nearby park, and the town centre. The permeable street layout promotes accessibility and strengthens ties between the development and the wider community.

Green infrastructure is a core focus of the masterplan. Landscaped spaces and public realm features are distributed throughout, with planting schemes that prioritise biodiversity and climate resilience. Native species, ornamental planting, and low-level shrubbery contribute both ecological value and visual richness. Along the river’s edge, integrated swales will manage floodwater while creating open, welcoming spaces for leisure and picnicking.

The scheme comprises predominantly two- and three-storey houses, along with apartment buildings that follow the site’s natural topography. Homes are arranged across three distinct character areas, each with its own identity, contributing to a diverse and vibrant new neighbourhood.
