Payne's & Borthwick Wharves form a substantial brownfield riverside site. The site is currently occupied by two industrial buildings, one of which, Payne’s Wharf, is Grade II Listed . The scheme is organised around the re-introduction of an historic street providing new public access to the river.

The Listed Building has a 2-storey residential extension and a formal landscaped courtyard to provide amenity and light to the deep plan of the existing building.

On Borthwick Wharf a new slender residential tower contrasts against the impressive river elevation of the Listed Building.
