North Wharf Gardens
A £300m masterplan designed to deliver a vibrant mixed-use regeneration scheme in Paddington Basin.

The masterplan for Amwaj Property Limited spans the former North Westminster Community school site, covering 1.48 hectares in Paddington, Westminster.  

The site sits in the heart of the City of Westminster immediately adjacent to Paddington Basin with Paddington Walk to the west, and Waterside House to its south. The eastern half of the site is bound by the partially completed Merchant Square that includes the approved 150m tall building, 1 Merchant Square.

Our proposals include 485 new homes designed to meet Code for Sustainable Homes Level 4, community and retail space to meet BREEAM excellent, a five star hotel, serviced apartments, a free school, gym, and additional affordable business and retail space.

Particular emphasis has been placed on the public spaces and pedestrian routes that link through the site to integrate it with its surroundings. A new landscaped garden accessible to the wider community is also provided.  

Our concept overall is designed to regenerate the area and form a new residential urban quarter for Paddington, focused around a new public park, encapsulating a unique set of culturally-led, placemaking ideas which contribute to the City of Westminster’s identity.
